Why most Dubai villas run on a storage tank

A large share of Dubai villas do not draw directly from the mains at pressure. Water fills an underground or rooftop storage tank, and a pressure pump then feeds the house from that tank.

That design has one consequence worth understanding: when the tank empties, supply does not weaken gradually. It stops. The first sign is usually no water at all rather than falling pressure, which is why it always feels sudden.

Five checks before you order

1. Ask a neighbour

If the whole street is dry, it is a network problem. Report it to DEWA through Smart Response or call 991 rather than ordering a tanker.

2. Look in the tank

Open the inspection hatch. If you cannot open it safely, tap down the outside of the tank and listen — the sound changes at the water line. This is the single check that decides everything else.

3. Check the pump and its breaker

A pump that has tripped, lost power or burnt out produces exactly the same symptom as an empty tank. If the pump is silent, check the breaker. If it runs continuously without delivering, it is either dry or failed.

4. Check the float valve

A float valve stuck closed stops the tank refilling from the mains even when supply is available. A float stuck open causes overflow and a large bill.

5. Look for a leak

If your tank is emptying much faster than usual with no change in household use, suspect a leak in the tank, the pipework or a running toilet cistern before assuming higher consumption.

Once you know the villa water tank is empty, four details get a tanker moving fastest:

  • Approximate tank size, or the property type if you do not know it
  • Where the tanker can park relative to the tank inlet

If you do not know your tank capacity, measure it: length × width × depth in metres, multiplied by about 220, gives approximate Imperial gallons. A 3m × 2m × 1.5m tank holds roughly 1,980 gallons.

How to stop it happening again

Running dry is almost always avoidable. After two or three deliveries most households know roughly how long a full tank lasts. Book a standing delivery at slightly shorter than that interval and the problem disappears.

Summer note

Villas with mature gardens or a pool consume noticeably more between June and September. If your interval suddenly shortens in summer, that is normal — adjust the schedule rather than waiting to run dry.

If your DEWA account is active and neighbours have water, the problem is almost always on your side of the meter: an empty storage tank, a tripped or failed pump, a stuck float valve, a closed isolation valve, or a leak. Check the tank level first.
